As a consequence, the old links to these documents were changed by County rendering the existing links on this site unusable. Unfortunately, during the upload by the Clerk's Office, most of the links were found to be broken. Only the By-Laws and Amendment One links are working.<br />

the community have received from a “Michele” regarding the Association’s
current Covenant</span></div>

<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Revitalization
process. While this letter will attempt to address the issues addressed in</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">“Michele’s”
letter, please be advised that it is nevertheless important for each Owner in
the</span></div>

to return their Covenant Revitalization written execution form (e.g., “Written</span></div>

<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Joinder
and Consent to the Revitalized Declaration of Covenants and Governing Documents
of</span></div>

to properly continue. While “Michele” may appear to have some knowledge of</span></div>

<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">certain
issues regarding the Association, upon review it should become quite clear to
the</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Association’s
Owners that her response on a number of the issues she addresses is, in fact,</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">inaccurate.</span></div>

of all, with regard to the Association’s Covenant Revitalization process, in
fact, it is</span></div>

<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">the
Association’s intent that all Owners within the Association shall be provided
the Covenant</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Revitalization
materials either in person or by mail. In order to save the Association money,
only</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">those
individual Owners who do not reside in Orange Grove Park were provided the
documents</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">by
mail. Please also note that this is completely legal and proper in accordance
with Florida</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Statute
§720.405(5). The Association Owners should also be aware that the advanced
notice</span></div>

Nevertheless, however, the Association intends to provide all Owners of the

<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">much
advance notice as possible before submitting the Covenant Revitalization
materials to the</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">State
of Florida for review and approval, pursuant to the above-mentioned Statute.
Please note</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">

forth in the Covenant Revitalization documents was a goal date</span></div>

<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">which,
unfortunately, has not been met. As such, the Association does not wish for
this to be</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">considered
to be a deadline by any particular Owner of the Association to provide Covenant</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Revitalization
documents to the Association.</span></div>

Board acknowledges that a number of Owners that the Association has attempted

<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">reach
in person have not been available at the time when the Board member has
stopped-by to</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">explain
the Covenant Revitalization process and hand-deliver the materials. As such,
the Board</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Members
will continue to visit all Owners within the Association to explain the
Covenant</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Revitalization
process until such time as all Owners are provided with the proper materials.
It is</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">unfortunate
that “Michele” had not received this information in person as of the date of
her letter,</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">but
nevertheless, it is the Association’s intent to provide that information to
her. Every Owner</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">will
get a copy of the documents to be used for the Covenant Revitalization, even
including the</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Owners
who do not wish to vote in favor of the Covenant Revitalization.</span></div>

regard to the Association’s budget, the Association would like to make clear

have been many expenditures by the Association, including painting, new
lighting,</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">repairing
of fences, cleaning of retention ponds, and mowing of certain common areas
within the</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">Association,
as part of the Association’s $200 per lot annual assessment. Owners should keep
in</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">mind
that the Association’s budget is, in fact, very small compared to other similar
homeowners</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">associations.
Owners should also keep in mind that the Association is required to maintain
its</span></div>

management ponds. If the Association were to disband, the Association would

find another entity to maintain those stormwater management ponds. Often, local</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">governments,
such as Seminole County, may be able to take-over maintenance of those ponds,</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">but
in most instances, if a county takes over maintenance of the ponds, they will
only do so upon</span></div>

of a Municipal Services Taxing Unit (“MSTU”) for the Community. If such an</span></div>
<div class="MsoNormal" style="line-height: normal; margin-bottom: .0001pt; margin-bottom: 0in; mso-layout-grid-align: none; text-autospace: none;">
<span style="font-family: TimesNewRomanPSMT; font-size: 12.0pt; mso-bidi-font-family: TimesNewRomanPSMT;">MSTU
is established, likely Owners within the community would see an increase in
their</span></div>

<span style="color: red;">No Soliciting Signs</span>: I was informed today by
Bob Lare of the OGP Board that he has posted two large "No Soliciting" signs at
the N Jerico Dr and Wesson Dr entrance signs. Finally, we have a way of
evicting solicitors. Please remember that not all solicitors are legitimate;
some are robbers or burglars casing your home. Also, be advised that non-profit
charitable organizations, marketing surveyors, and religious solicitors are
exempt from OGP's "No Soliciting" policty. However, that doesn't mean we can't
keep an eye on them as robbers have been known to pose as these people.</div>

So, when a solicitor comes to your door, here's what you do: 1) DO NOT
ever open your door, no matter what he/she says. 2) Tell the solicitor that
OGP is posted "No Soliciting" and he/she must leave immediately. 3) Please
call me at home ASAP, this phone is always answered; my phone number is in the N.W. literature you were given. Then, I will notify the N.W. to be on the lookout. Just give me a brief description of
the solicitor and what firm they are working for 4) Rest assured that either
I, our Block Captains, and a few other members will make sure they leave OGP.
5) If the solicitor refuses to leave your property, then you should call the
Sheriff's Office at 407-665-6650 and a deputy will be dispatched. 6) Once I
find out who the solicitor works for, then I will phone their manager, inform
them of our "No Soliciting" policy, and ask that they not come back. 7) Once
warned, if the solicitor does return, we can ask the Sheriff's Office to
have him/her cited for trespassing. 8) Please let your non-N.W. neighbors know
about our new signs.</div>

approval to the website that I have designed for the HOA. The URL will be
mailed to all HOA members along with the welcome letter form the new Board and
Property Manager in February. The dues invoice will also be included. Please

With Board's approval, I applied to the Seminole County Road Dept. for them to study the intersection. Today, I was informed by them that Progress Energy will be increasing the lamps in both streetlights there from 500 Watts to 1000 Watts. The expected completion date is February 10, 2012.</span> <br />
